Pool maintenance in Dubai starts from AED 349 to AED 399 per month for one weekly visit, rising to around AED 699 per month for three visits a week. Chemicals are often billed separately. Dubai Municipality requires a private villa pool to be registered before installation and its water tested daily.
Here is the part that costs villa owners money. You sign a AED 399 contract, and nine months later the pool is green, the tiles have a scale line, and the company that has been visiting weekly quotes you AED 1,000 to AED 2,500 to recover it. Nothing was hidden — the plan you bought never included the chemicals, the acid wash or the drain-and-refill in the first place.
And nobody told you about the rule that actually governs your pool. Dubai Municipality publishes a water-quality standard and a testing schedule for private villa pools, and it is stricter than what the pool-company blogs ranking on page one are telling you.
How much does pool maintenance cost per month in Dubai?
Monthly pool maintenance in Dubai is priced by the number of visits per week, not by the size of the pool. The table below lists the published starting rates of three Dubai companies that commit to a price, together with what each tier buys.
Two visits a week is the common Dubai setting, and two independent sources price it in the same place: Al Taif at AED 499 per month and ServiceMarket at AED 349 to AED 499 per month excluding VAT. A quote far below that band is either fewer visits or fewer inclusions.
What does a standard pool maintenance visit include in Dubai?
Al Taif publishes its visit scope in full, and it is a useful benchmark because it is a committed list rather than marketing copy. Every plan at that company includes the same five tasks:
- Pool skimming and cleaning
- Wall brushing
- Vacuuming
- Water chemical check
- Chlorine and pH balancing
Note what a visit scope of that shape does not contain: no filter replacement, no equipment repair, and no recovery of a pool that has already gone green. All three are quoted separately, which is the single most common surprise on a Dubai pool bill.
What is charged extra on a Dubai pool contract?
The extras are consistent across published Dubai price lists, and chemicals are the big one because they recur monthly. The table lists each item with the published figure and its source.
Add chemicals at AED 250 to AED 400 per month to a AED 399 cleaning plan and the real monthly figure is AED 649 to AED 799 — which is why supplier cost guides that total everything up land at AED 1,000 to AED 1,800 per month for a standard villa pool while rate cards start at AED 349.
What are the Dubai Municipality rules for a private villa pool?
Dubai Municipality's Private Swimming Pools Safety Guidelines applies to any pool in a single dwelling unit that can be filled to a depth of at least 300 mm of water. Two requirements in it surprise most villa owners, and both are quoted verbatim below.
"All swimming pools located in a single dwelling unit (private residential villa) shall be registered to Dubai Municipality prior start of construction/installation."
"In addition, swimming pool shall not be altered or modified (e.g. installation of diving board, slides, etc.) without the necessary approval from Dubai Municipality."
Enclosure rules sit alongside it. Solid walls and fences must have a minimum effective height of 1.20 meters from finished ground level, all gates must be self-closing and self-latching from any position, and the document states plainly that a locking device alone is not acceptable as the only way of securing pool access.
How often must Dubai pool water be tested, and to what standard?
Dubai Municipality sets three testing frequencies for a private pool, not one. The schedule below is quoted from section 5G of DM-HSD-GU80-PRSPS2, and it is materially stricter than the weekly-and-quarterly pattern circulating on commercial pool sites.
The water standard itself is Table 1 of the same document. Free chlorine must sit between 1 to 2 mg/liter, pH between 7.4 to 7.6, and total alkalinity between 70 to 100 ppm. Retention time for pool water must not exceed 4 hours.
A Dubai pool site currently ranking for these searches publishes free chlorine at "1.0-3.0 mg/L", pH at "7.2-7.6" and total alkalinity at "80-120 ppm". All three contradict Dubai Municipality's own Table 1 above, and that page cites no document reference.
The same kind of page quotes pool "fines up to AED 50,000" and construction permits "costing AED 2,000-15,000". We extracted all 22 pages of DM-HSD-GU80-PRSPS2 and searched it: the words AED, dirham, fee, fine and penalty do not appear anywhere in the document. No pool fine or permit fee can be sourced to it. If a company quotes you a Municipality fine figure, ask which document and which page.
How many pool visits a week do you actually need in Dubai?
Published Dubai positions differ, so treat visit frequency as a judgement rather than a rule. Skylark Pools states that most villas opt for 2 to 3 visits per week, especially during summer. MEBS Facility Management states that most Dubai pools need cleaning at least once or twice each week, with busy shared pools requiring daily operational checks. Al Taif simply sells 1, 2 and 3 visits a week as three tiers.
What is not a judgement is the daily water test. A plan with one visit a week cannot deliver a daily pH and chlorine reading, which means either you take it yourself or the logbook has gaps.
How do you check a Dubai pool company before you sign a contract?
Dubai Municipality requires that a competent person carries out maintenance of the pool and its filtration and disinfection system, and defines a competent person as someone with related educational qualifications, ability, training and experience. The checklist below turns that into questions you can ask on a site visit.
✓ Confirm the trade licence covers pool maintenance, not just general cleaning
✓ Get the visit scope in writing, task by task, as a committed list
✓ Ask whether chemicals are inside the monthly price or a separate line
✓ Ask which of acid wash, drain-and-refill, pump repair and filter replacement are excluded
✓ Ask whether the price includes VAT, in writing
✓ Ask who records the logbook readings, and ask to see one from another villa
✓ Confirm the pool is registered with Dubai Municipality if it was built recently
Get the real monthly number before you sign
A pool contract is one of the few home services you pay every month for years, which makes an opaque AED 150 gap between two quotes an AED 1,800 decision. The companies worth hiring will tell you what is excluded without being pushed, and will not quote you a Municipality fine they cannot cite.
TaskRight is a verified, zero-commission home services platform in the UAE — every company on the platform is RightPro-verified, and you hire and pay them direct. We take nothing from the job, so the monthly figure you are quoted is the one the company set. Describe your pool once and compare what comes back on scope, chemicals and exclusions.

Pool maintenance in Dubai: your questions answered
How much does pool maintenance cost per month in Dubai?
Pool maintenance in Dubai starts from AED 349 to AED 399 per month for one weekly visit, with two weekly visits published at AED 499 per month and three at AED 699 per month. Chemicals are often a separate line at AED 250 to AED 400 per month, so the real monthly figure is usually higher than the headline rate.
What does a pool cleaning visit include in Dubai?
A standard Dubai pool cleaning visit includes pool skimming and cleaning, wall brushing, vacuuming, a water chemical check, and chlorine and pH balancing. Deep cleaning, acid wash or tile descaling, pump, motor or heater repair and full draining and refill are excluded from published maintenance plans and quoted separately.
Do you need to register a private swimming pool with Dubai Municipality?
Yes. Dubai Municipality requires that all swimming pools located in a single dwelling unit, meaning a private residential villa, shall be registered to Dubai Municipality prior to the start of construction or installation. A pool also cannot be altered or modified, such as adding a diving board or slide, without Municipality approval.
How often should pool water be tested in Dubai?
Dubai Municipality requires pool water to be tested daily before use for pH, chlorine and temperature. Calcium hardness, alkalinity, saturation index and cyanuric acid must be tested every 15 days, and microbiological parameters every two months. All readings must be recorded in a logbook by the pool owner or occupier.
What chlorine and pH levels does Dubai require in a swimming pool?
Dubai Municipality's water quality table sets free chlorine at 1 to 2 mg/liter, pH at 7.4 to 7.6 and total alkalinity at 70 to 100 ppm for a private swimming pool. Calcium hardness must sit between 100 to 500 ppm and cyanuric acid between 20 to 60 mg/liter. Water retention time must not exceed 4 hours.
Is there a fine for a non-compliant private pool in Dubai?
No fine or fee amount appears anywhere in Dubai Municipality's Private Swimming Pools Safety Guidelines. We extracted all 22 pages of document DM-HSD-GU80-PRSPS2 and the words AED, dirham, fee, fine and penalty do not occur in it. Figures quoting a specific pool fine in Dubai cannot be sourced to that document.
How many pool visits a week does a Dubai villa need?
Published Dubai positions range from one or two visits a week to two or three visits a week in summer, and companies sell 1, 2 and 3 weekly visits as separate tiers. No visit frequency satisfies the daily pH and chlorine test Dubai Municipality requires, so a villa owner either tests daily or accepts gaps in the logbook.
