Moving within Al Ain starts from AED 500 to AED 1,400 for a studio and AED 1,400 to AED 3,500 for a two-bedroom home. Packaged moves start from AED 599. Registering a tenancy contract through Tawtheeq costs AED 50 a year and the landlord pays it, but you pay a 5% municipality fee on rent.
Al Ain is the one UAE city where a moving quote built on Dubai assumptions falls apart — and it falls apart in your favour on access and against you on volume. There is no tower, no service-lift booking and no 25th-floor wait. What there is instead is a four-bedroom villa with a yard, a long carry from the front door to where the truck can legally park, and a crew priced by the hour.
The paperwork inverts too. In Ajman you hand over 2% of your annual rent at registration. In Al Ain the registration fee is AED 50 a year and it is your landlord's legal obligation, not yours — while the real recurring government cost arrives as 5% of your rent, spread across your utility bill all year. Most people never notice which line it is.
Government figures are from u.ae, ADDC and reporting on the Tawtheeq platform, all linked below. Prices are read off movers' published Al Ain pages in October 2026. ⚠️ Several movers publish byte-identical price tables across their Al Ain, Ajman and Ras Al Khaimah pages, so we have used only Al Ain-specific sources here. Correction 1: Al Ain Distribution Company no longer exists as a standalone utility — AADC and ADDC were merged into Taqa Distribution, and aadc.ae now redirects. Correction 2: Tawtheeq is administered by the Department of Municipalities and Transport through TAMM. No mover we read states whether VAT is included.
How much does it cost to move house in Al Ain?
Al Ain moving prices are published either as wide ranges by bedroom count or as fixed named packages. The table below gives both so they can be compared against each other.
Notice how wide the bedroom-count ranges are: a two-bedroom home is published at AED 1,400 to AED 3,500, a spread of AED 2,100 on the same nominal job. In Al Ain that spread is mostly real, because a "two-bedroom" can be a flat in Al Jimi or half a villa compound in Asharej with twice the contents and three times the carry.
Why does a move in Al Ain cost differently from a move in Dubai?
Al Ain has effectively no high-rise residential stock, and that single fact removes the biggest variable in a Dubai move. Sheikh Zayed implemented a municipal code limiting building height in Al Ain, reported by Oxford Business Group as a limit of five storeys, and maintaining it is an objective of Plan Al Ain 2030.
No towers means no lift bookings, no service-lift queue and no high-floor surcharge. The cost driver moves instead to volume and crew size across large low-rise properties. Published Al Ain district profiles bear it out:
- Al Jimi — a mixed-use area with apartment buildings, villas, residential plots, shops and offices, described as a combination of modern and old residential complexes.
- Al Muwaiji — a central residential district with apartments from one to four bedrooms and villas from three to eight-plus bedrooms.
- Al Towayya, also spelled Al Tiwayya — low-rise buildings and generous green spaces, with villas from three to seven-plus bedrooms and published plot sizes from 1,500 to 25,000 square feet.
- Asharej — a mixed-use community containing Bida Bin Ammar, Mreifia, Shabhanet Ashrej and United Arab Emirates University, with three and four-bedroom duplex villa compounds.
How far is Al Ain from Dubai and Abu Dhabi?
Al Ain sits roughly equidistant from both coastal cities on two dedicated roads. The E66, the Dubai–Al Ain Road, has a published length of 127.7 km, and the E22, the Abu Dhabi–Al Ain Road, 125 km. An independent area guide puts Al Tiwayya approximately 120 km from Abu Dhabi.
We have deliberately not published a drive time. The figures circulating online are arithmetic at an assumed average speed rather than traffic-aware measurements, and an inter-emirate move is priced on the mover's actual round trip, not on a calculator. Source for the road lengths: the E66 road record.
On the Al Ain–Dubai Road, trucks were announced as allowed "from 10pm to 6am" by the Integrated Transport Centre with Al Ain Municipality and Abu Dhabi Police, as reported by Khaleej Times in August 2021. ⚠️ That announcement is from 2021 and we could not re-verify it as current — confirm with the ITC or your mover before fixing a time.
Separately, Abu Dhabi Mobility's restricted heavy-vehicle hours of 6:30–9:00am and 3:00–7:00pm Monday to Thursday apply to Abu Dhabi city roads. The press release names no Al Ain roads at all, so do not assume those hours govern an Al Ain move.
Who pays the Tawtheeq fee on an Al Ain tenancy contract?
The landlord does. Registering a tenancy contract through Tawtheeq is published at AED 50 per year for a new contract and AED 50 per year for a renewal, with property registration at AED 900 per property and AED 5 per unit. Reporting on the platform states plainly that the landlord is required to pay the property registration fee and the fee to register the tenancy contract.
Amendments carry no additional fee and cancellation is free. If a landlord or agent asks you to pay the Tawtheeq registration, that is a request, not an obligation. Source: Khaleej Times, 2 June 2026. Our guide to what Tawtheeq is in Abu Dhabi covers the registration process and documents in full.
What does the 5% municipality fee cost in Al Ain?
The municipality fee on residential rent in the emirate of Abu Dhabi, Al Ain included, is published by ADDC in one sentence: "The fee is calculated at 5% based on either the rental value or the rental index—whichever is higher." It is invoiced in monthly instalments, with the total due from the contract start date.
Two things follow. On an AED 60,000 villa that is AED 3,000 a year, or AED 250 a month on the utility bill. And because the calculation takes the rental index where the index is higher than your contract, a below-market rent does not necessarily buy a below-market fee. Source: ADDC's municipality fee page.
✓ Ask for crew count and truck count on the quote — not floor count, which rarely matters here
✓ Describe the carry distance from front door to where a truck can park
✓ For a Dubai or Abu Dhabi run, ask for one flat figure covering the whole round trip
✓ Confirm whether the mover intends to drive the Al Ain–Dubai road overnight, and why
✓ Do not pay the Tawtheeq registration fee — it is published as the landlord's obligation
✓ Expect the 5% municipality fee on your utility bill, billed monthly from the contract start
✓ Ask whether the quote includes VAT, because no Al Ain mover we read states it
Get the crew and the carry priced, not just the bedrooms
A bedroom count is a poor description of an Al Ain home, which is why the published ranges are AED 2,100 wide on a two-bedroom. The movers worth hiring will ask how far the truck parks from your door and how many rooms of furniture there actually are, because in a five-storey city those are the only two variables left.

Al Ain has effectively no high-rise residential stock because a municipal code limits building height, reported by Oxford Business Group as a limit of five storeys and credited to Sheikh Zayed. Maintaining the limit is an objective of Plan Al Ain 2030, so an Al Ain move has no lift booking or high-floor surcharge.

The landlord pays. Tawtheeq registration is published at AED 50 per year for a new contract and AED 50 for a renewal, with property registration at AED 900 per property plus AED 5 per unit, and the landlord is required to pay both. Amendments carry no additional fee and cancellation is free.

What drives the price of a move in Al Ain?
Crew size and carry distance drive the price of an Al Ain move rather than floor height, because the city is low-rise and villa-heavy. Al Tiwayya villas have published plot sizes up to 25,000 square feet and Asharej has duplex villa compounds, so volume and the walk to the truck set the hours.
