Plumbing in Dubai

Most plumbing repairs in Dubai land between AED 150 and AED 600. That range covers the bulk of call-outs: a dripping mixer, a running cistern, a slow bathroom drain, a failed flexible hose under the kitchen sink, a jet spray that will not stop weeping.

Emergency work is a different number. AED 450 to AED 2,500 for a call-out when water is actively running, at midnight, on a Friday, or when the ceiling below is already stained. You are paying for someone to leave whatever they were doing, and for parts to come off the van instead of from a shop that opens at nine.

Three things move you up inside those ranges. Whether the pipe is reachable or sits behind tiles and needs a wall or ceiling opened. Whether the part is repaired or replaced. And what time you called. Ask which of the three applies to your job before the plumber starts, and the final invoice stops being a surprise.

Find the isolation valve and close it. Under a sink it sits on the feed pipes behind the trap. For a toilet it is usually a small valve on the pipe feeding the cistern. If you cannot find one, the flat's main shut-off is often in the service cupboard near the water heater or by the entrance door, and in a villa it is normally near the tank or the front boundary.

Then photograph everything before you clean up. Wet ceiling, wet floor, the part that failed, the water still on the tiles. Building management, your landlord and the plumber will all ask, and a photo taken before the mop is worth more than any description you give later.

Skip the chemical drain cleaner. It rarely clears a Dubai kitchen blockage, it sits in the trap, and it means the plumber is working in caustic water when he opens the line. If the water keeps rising after you shut the valve, that is not your flat's problem anymore, and the building's maintenance team needs the call first.

The moment water shows on someone else's ceiling, this stops being a private repair. Building management gets involved, and the question of who pays gets decided by where the failure happened, not by whose flat it dripped into.

The line most Dubai towers draw: pipework inside your unit sits with the owner, risers and common lines sit with the building. So a burst flexible hose under your sink, a washing machine inlet, or your own bathroom feed usually starts the conversation with you paying for both repairs. A failure in the riser does not. Ask the plumber for a written diagnosis naming the failed part and exactly where it sits. That one page is what settles the argument with management, the landlord and the neighbour, and it costs nothing to request while he is still standing there.

Two more things towers do that villas do not. Many require a works NOC from building management before a plumber is allowed in with tools, and many restrict plumbing work to set hours, which is why a 10pm leak often gets a temporary shut-off at 10pm and the real repair the next morning. Ask reception which applies in Business Bay, Downtown, Marina and JVC buildings before you book, not after the plumber is downstairs waiting for a pass.

In most Dubai apartments the water heater is not in a cupboard. It is in the ceiling void above the bathroom, behind an access hatch barely bigger than the unit itself. That single fact is why a replacement quote comes in higher than the price of the heater suggests: the old tank has to come down through the hatch, the work is overhead off a ladder, and it is usually a two-person job. A heater sitting in a villa utility room at waist height is a far shorter visit for the same appliance.

Hard water is the other half of the story. Scale builds on the element and inside the tank, and heaters here reach the end of their life earlier than the manual suggests. Lukewarm water that never gets hot, a breaker that trips when the heater runs, or rust-coloured water at the tap usually point at the tank rather than the thermostat, and a tank is a replacement, not a repair. Drains split the same way. Kitchen sinks here block on cooking oil and grease that cools and sets in the trap. Shower and bathroom drains block on hair bound together with scale. A plunger and a hand snake clear the easy ones; anything past the trap or shared with the unit next door needs a machine, and that is a longer visit. If two fixtures back up at once, stop plunging, because the blockage is downstream of both and you are pushing it further in.
