Moving within Ras Al Khaimah starts from AED 350 to AED 700 for a studio or one-bedroom flat and AED 900 to AED 1,600 for a two to three-bedroom apartment. Tenancy attestation costs 5% of the annual rent, minimum AED 200, split into 12 monthly instalments on your EtihadWE bill.
The attestation clause is worth re-reading, because it is how Ras Al Khaimah quietly differs from every emirate around it. Nobody asks you for the attestation fee on moving day. RAK Municipality divides it by twelve and adds it to your utility bill, so on an AED 100,000 rent you pay AED 416.67 a month for a year and most tenants never identify the line.
And if you are moving into Al Hamra Village, Mina Al Arab or Al Marjan Island, the real risk is not the price at all. The permit is. Community management wants your move-in application at least three business days ahead, and it will refuse the permit outright if there is an outstanding community fee or utility charge on the property — which, on a handover you have just inherited, is not necessarily your bill.
How much does it cost to move house in Ras Al Khaimah?
RAK moving prices are published with a useful split that almost no other emirate's movers bother with: intra-emirate separately from inter-emirate. The table shows both, from the two RAK-specific sources.
Crossing the emirate border roughly doubles a RAK move: a two-bedroom flat is AED 1,500 to AED 2,500 inside the emirate and AED 2,000 to AED 3,500 going out. Upsleeve is also the only RAK mover we read that states a VAT position, published as "5% VAT applies where required" — every other RAK page is silent on it.
What is the tenancy attestation fee in Ras Al Khaimah?
RAK Municipality charges a government fee equivalent to 5% of the annual rental value stated in the tenancy contract, with a minimum fee of AED 200 for residential contracts and a minimum of AED 500 for one year on investment contracts. The fee is collected directly by Ras Al Khaimah Municipality.
The collection method is the part that differs from every neighbouring emirate. For residential contracts the annual attestation fee is divided into 12 equal monthly instalments, which are added to your monthly EWE bill. RAK Municipality publishes its own worked example:
Compare that with Ajman, where attestation is 2% of annual rent with a minimum of AED 400 paid up front at Tasdeeq, and with Al Ain, where registration is AED 50 a year and the landlord pays it. Three neighbouring emirates, three different structures, and only RAK puts the charge on the utility bill.
Do you need a permit to move into a RAK gated community?
In Al Hamra Village you do, and the published requirements are specific. Al Hamra Community Management asks for a rental contract, Emirates ID and passport copy uploaded to the community portal or submitted at the Community Management Office, and states that you are recommended to obtain the move-in permit at least three business days before the scheduled move.
The blocker is the sentence most people find out about too late: "Tenants may not be able to apply for Move in permit if there is outstanding community management fee, and utility charges on the property." Source: Al Hamra Community Management's own FAQs.
- Access cards must be returned to the landlord at the time of vacating.
- Damage to common areas by the owner or by the appointed move-in or move-out company is the owner's responsibility to fix.
- The floors of common areas should be well protected during the move.
What hours can movers and contractors work in Al Hamra Village?
Al Hamra publishes working hours for external contractors, and a moving crew is an external contractor. The table sets out what is published, and the speed limit at the bottom carries a consequence most communities do not state.
An 8 AM to 5 PM window is nine hours, and a three to five-bedroom villa move is published at 6 to 10 hours. A large Al Hamra villa move therefore may not fit inside one permitted day, which is a scheduling fact to settle with the mover before the permit is applied for. What does EtihadWE charge to connect power in Ras Al Khaimah?
EtihadWE serves Ras Al Khaimah, Ajman, Fujairah and Umm Al Quwain, and publishes its Service Activation fee as "None through digital channels, AED 50 if requested through a service centre", with an expected time of 1 working day. Applying online makes the activation free.
A tenancy contract approved by the Municipality is one of the required documents, which means the attestation comes before the power. On deposits, EtihadWE's only published wording is that utilities are activated "within 24 hours after payment of the deposit, if any" — and we found no residential deposit figure anywhere on its published fee schedule or its Service Activation page. Any specific deposit number you read on a property blog is not sourced to EtihadWE.
✓ Apply for the community move-in permit at least three business days ahead
✓ Check for outstanding community or utility charges on the property first — they block the permit
✓ Confirm the mover is registered with the Community Management Office
✓ Check the move fits inside the 8 AM to 5 PM contractor window, especially for a villa
✓ Ask for the intra-emirate and inter-emirate price separately — RAK movers publish both
✓ Expect the 5% attestation on the EWE bill monthly, not as a one-off payment
✓ Ask whether the quote includes VAT; only one RAK mover we read states a position
Get the permit sorted before you get the quote
In most of the UAE the price decides the move. In Ras Al Khaimah's gated communities the permit does, because a crew that cannot get through the service gate at 8 AM is a crew you are paying to wait. Settle the permit, the hours and the outstanding-charges check first, then compare prices.
