The accuracy is the part people underestimate. Dubai Municipality states that Makani determines the locations of entrances to buildings with high accuracy up to one square metre, and that each Makani number is unique. A postcode narrows a search to a street; a Makani number narrows it to a doorway.

What is the six-character unit code on newer Dubai buildings?
Dubai extended Makani below building level. In October 2020 Dubai Municipality announced Makani boards for individual units, giving each unit inside a building its own code. Each unit code consists of six letters and numbers, which Dubai Municipality illustrates with the example format DMHQ01.
The 10-digit Makani number gets a driver to the right entrance. The six-character unit code is designed to get them to the right door inside it, which matters in a tower with hundreds of units on a single entrance.
Why do so many Dubai postal code guides list codes by area?
Because pages competing for this search need something to put in a table, and a list of areas with a number beside each one looks like an answer.
