Dubai Municipality's guideline DM-HSD-GU17-DW2, clause 8-3, states that all water tanks "should be emptied, cleaned, and disinfected with 50 mg/L of chlorine at least twice a year", that tanks must be "internally inspected at least monthly", and that water heaters (calorifiers) "must be kept clean, and their water drained and disinfected at least twice a year".
The guideline sets a frequency, not a date — the months are your call. One clean in January or February and the second in September or October spaces them six months apart and lands them either side of the dust season, which is the reasoning behind those rows above. The duty sits with "the owners, principal manager, or person in charge of the building", so a tenant chases building management rather than booking a cleaner.

July and August are when Dubai moves, which is exactly why they are the hardest months to book a good mover cheaply. The UAE Ministry of Education's published academic calendar starts the school year on 31 August 2026 and 30 August 2027, so families compress their move into the gap before term. Khaleej Times reported in August 2025 that UAE rental activity surges every August, quoting Dubai brokers on lease expiries and the school break as the drivers.
Two honest options follow. Move inside the peak because your lease and term dates give you no choice — then book the mover weeks ahead, not days. When should you paint a villa or apartment in Dubai?
Exterior painting in Dubai is decided by the temperature of the wall, not by the month. Jotun's technical data sheet for its Jotashield exterior range states that "the ideal maximum substrate temperature during application should not be more than 45 °C", and that the substrate should be "minimum 10 °C and at least 3 °C above the dew point of the air, measured in the vicinity of the substrate".
A sun-facing villa wall and a shaded one are not the same job on the same afternoon, which is why November to February is the practical window: at a mean daily maximum of 24.0–30.5 °C, a Dubai wall stays inside the manufacturer's range for most of the working day. ⚠️ The month somebody made up
Search "best time to paint in Dubai" and you are handed December, or October to April, or November to February — with total confidence and no source behind any of it. Ask the paint manufacturer and the answer is a temperature. When a page gives you a month without saying what the month rests on, the month is decoration.
When should you check drains, roofs and outdoor plumbing in Dubai?
October and November, because Dubai's rain arrives in a narrow window and you cannot inspect a blocked outlet usefully once it is under water. Dubai has no cold season to reset the problem: the mean daily minimum ranges from 13.7 °C in January to 29.3 °C in August and never falls below that January figure.
