Almost every page you will read on this says you need a landlord's no-objection letter before you can cancel. Tenants then spend a fortnight chasing a landlord who has stopped answering, on a tenancy that expired weeks ago and never needed the letter at all.
Meanwhile the record stays open, the deposit stays unreturned, and the next landlord cannot register your new Ejari against you while the old one is still live. Here is what the Dubai Land Department actually asks for, in the order it asks for it.
How do you cancel Ejari in Dubai?
The Dubai Land Department runs cancellation on two tracks, and which one is open to you depends on who manages the property rather than on what you would prefer.
- Online — register or log in to the Ejari system or the Dubai REST app, select the service, complete any data the form asks for, and submit. The department sends an email if the request is approved.
- In person — visit a Real Estate Services Trustee Centre, hand over the documents, and the employee enters and audits the transaction. You pay, take the receipt, and the file is closed.
How much does Ejari cancellation cost in Dubai?
The department publishes the cancellation fee per channel, so the cheapest route is also the one most tenants skip.
Payment at a centre is taken by credit card or the Noqodi wallet. Both figures come from the Dubai Land Department's own Cancel Tenancy Contract service page.
What documents do you need to cancel Ejari in Dubai?
For the trustee route the Dubai Land Department lists four items, and the fourth is conditional rather than universal.
- The original unified tenancy contract, which must be cancelled unless the contract is still active, in which case it is presented.
- The Emirates ID of the applicant.
- An official power of attorney, if the applicant is a representative. A power of attorney issued in Dubai can be entered by number; one issued in another emirate has to be attached.
- A letter from the property owner requesting cancellation — only where the contract is still active.
Do you need a landlord NOC to cancel Ejari in Dubai?
Only for an early termination. The Dubai Land Department attaches the owner's letter to one condition: a contract that is still running. On a tenancy that has already expired, the department's own document list does not ask for one.
Page one of Google disagrees. Several of the trustee offices and brokerage guides ranking today present a signed no-objection letter from the owner as a flat requirement for every cancellation. That is the version of the rule that costs tenants weeks, and the department's service page does not support it.
Does DEWA or Ejari come first when you move out of Dubai?
For a residential property with a single premise number, the Dubai Land Department moves first and DEWA follows automatically. DEWA describes the link on its Deactivation of Electricity/Water (Move-out) page: once the property owner requests the Ejari cancellation, DEWA proactively sends the tenant a link to settle the balance, choose a deactivation date and pick a refund method.

Who can cancel an Ejari contract in Dubai?
The department sets this by channel. At a Trustee Centre the applicant must be the tenant or a legal representative with an official power of attorney, and the landlord must be the owner or a legal representative. Through the mobile applications, both tenant and landlord must be individuals and the owner's data must be up to date. An individual owner managing their own properties can act through the system directly.
