Dubai asking rents fell year on year in Q3 2026 across the city's most expensive areas: Downtown Dubai down 21.74% from Dh230,000 to Dh180,000, Dubai Marina down 16.13% to Dh130,000, Business Bay down 12.5% and Jumeirah Village Circle down 10%. New leases overtook renewals for the first time since January 2023.
Which means the renewal notice sitting in your inbox is probably the worst deal available to you in your own building. Your landlord is quoting you last year's market. The flat two floors up is being listed into a market where a Downtown asking rent has dropped Dh50,000 in twelve months and where each listing is getting 23% fewer enquiries than it was a year ago.
Tenants have noticed. New lease contracts beat renewals by 633 in July and by 2,139 in August — the first time renewals have not led since January 2023. People are moving rather than renewing, and they are doing it because the arithmetic now favours it.
How much have Dubai rents actually fallen by area?
Property Finder's Q3 2025 to Q3 2026 comparison shows the steepest falls in the areas that were previously the most expensive. The table lists each area with the published change and, where the source gives one, the asking figure it fell to.
Savills measured the same direction on a different basis for Q3 2026: Dubai Marina apartment rents down 12.8% year on year, Business Bay down 12.2% and Jumeirah Village Circle down 10.4%. Two independent datasets agreeing on the direction and roughly on the scale is a stronger signal than either one alone.
Which Dubai areas are getting more expensive?
Not every Dubai area fell. fäm Properties recorded apartment rent increases in five outer communities over January to September 2026 against the same period in 2025. The table lists them.
The pattern is a flow outward and then back. Prime-area rents falling by double digits while outer communities rise by single digits means households are moving in both directions at once — out of Downtown and the Marina on price, and into Me'Aisem First and Al Yelayiss 2 on value.
What is the median rent for a studio, one-bed and two-bed in Dubai?
Property Finder's Q3 2026 new-lease data gives a median rent for each of the three most common unit types, together with the share of new leases each accounted for. The table sets them out.
One-bedroom flats account for 43% of new leases in Dubai, more than studios and two-bedrooms combined. If you are renewing a one-bed, the median against which your renewal should be judged is Dh70,000.
Why is there more choice for Dubai tenants right now?
Average daily apartment listings in Dubai rose 55.1% year on year in September 2026 while renter enquiries rose only 15.4%, so each listing received 23% fewer enquiries. Supply grew roughly three and a half times faster than demand for it.
Rental transactions themselves rose 16% quarter on quarter to 181,900 in Q3 2026, on the Savills figures. More listings, more transactions and fewer enquiries per listing is the shape of a market where the tenant, not the landlord, is choosing.
Should you move or renew your Dubai tenancy?
Treat it as one sum, not two. A renewal is a known number. A move is a lower rent minus the cost of moving, plus the deposits and fees you pay twice in the same month. The items below are the ones people forget until the week they are due.
- The rent gap. Compare your renewal figure against current asking rents for the same unit type in the same building, not against last year's.
- The move itself. Our Dubai moving cost guide sets out what a move costs by home size.
- Ejari on the new contract, and cancellation on the old. Both are covered in our guides to what Ejari is and how to cancel it.
- DEWA activation at the new address and closure at the old — see our DEWA move-in and move-out guide.
- Move-out condition at the old flat. What a landlord may deduct is set out in our guide to Dubai security deposits.
- The legal cap if you do renew. Our guide to how much a Dubai landlord can increase rent covers the bands and the 90-day notice.
If the sum says move, get the move priced properly
A Dh30,000 saving on rent is a real saving. A Dh30,000 saving that turns into Dh22,000 because the mover added waiting time, the deposit came back short and nobody cleaned the old flat to handover standard is a worse outcome than renewing. The move is the part you control.

Dubai rents, moving and renewing: your questions answered
How much have Dubai rents fallen in 2026?
Dubai asking rents fell year on year in the most expensive areas in Q3 2026. Property Finder recorded Downtown Dubai down 21.74% from Dh230,000 to Dh180,000, Dubai Marina down 16.13% to Dh130,000, Business Bay down 12.5% and Jumeirah Village Circle down 10%, with Dubai Hills Estate flat.
Are Dubai rents cheaper for new tenants than for renewals?
New leases in Dubai overtook renewals by 633 contracts in July 2026 and 2,139 in August 2026, the first time renewals have not led since January 2023. Asking rents are falling in prime areas while renewal offers often reference the prior year, so a new lease is frequently the cheaper option.
Which areas of Dubai are seeing rents rise?
fäm Properties recorded apartment rent rises in five outer Dubai communities over January to September 2026: Me'Aisem First up 11.3%, Al Yelayiss 2 up 10.3%, Wadi Al Safa 2 up 9.1%, Warsan Fourth up 7.9% and Al Warsan First up 4.2%, while prime areas fell.
What is the median rent in Dubai for a one-bedroom apartment?

Is it a good time to move home in Dubai?
Dubai apartment listings rose 55.1% year on year in September 2026 while renter enquiries rose 15.4%, leaving 23% fewer enquiries per listing. More choice and softer prime asking rents favour the tenant, but the rent saving has to clear the cost of the move, the new deposits and Ejari.
Do these Dubai rent figures come from the government?
No. The area percentages and median rents on this page are private asking-rent and listing data from Property Finder, fäm Properties and Savills, reported by Gulf News on 18 October 2026 and Khaleej Times on 13 October 2026. For a legal rent question in Dubai, use the RERA rental index instead.
