The Sharjah Municipality tenancy contract department is the Rental Regulation Administration, and its counter sits in the Rental Regulation Administration Building in Industrial Area 5, Sharjah. The contracts section answers on 06 593 1535, and the Industrial Area 5 counter is published as open 07:30 to 17:00, longer than the main Municipality building.
Which matters, because the usual way this goes is that you drive to the wrong building, queue at the wrong counter, and get turned away for a document nobody told you to bring. The Municipality publishes all of it — the address, the hours, the paperwork, the eleven private centres that can do the job instead. Just not in one place, and in places not always in English.
Everything below was read out of Sharjah Municipality's live service catalogue and its own portal pages on the day of writing, and where the Municipality publishes nothing, the gap is named rather than filled in.

Where is the Sharjah Municipality tenancy contract department?
The department is in Industrial Area 5, Sharjah. Sharjah Municipality's service catalogue gives the location for a new certified lease contract as the "Rental Regulation Administration Building — Industrial Area 5", and the Municipality's own timings page lists the same counter as the "Rent Regulation Dept. at industrial area 5". No street name, building number, PO box or map pin is published anywhere the Municipality controls, so Industrial Area 5 is as precise as the official record gets.
Searching for the department by name is harder than it should be, because the Municipality has no settled English name for it. The catalogue carries the department only in Arabic, as Idarat al-Tanzim al-Ijari, and the English renderings scattered across government pages include Rental Regulation Administration, Rental Regulation Department, Rent Regulation Department and simply Rental Regulation. All four refer to the same office.
Underneath it sits the section that actually stamps the contract, named in the catalogue as the Leasing Contract Attestation Section. The Municipality's department page lists a second one beside it, a Lease Contract Review Section. Ask for the attestation section by that name and you will be pointed at the right window.
What are the opening hours of the Sharjah Municipality rental section?
The Industrial Area 5 rental counter is published as open 07:30 to 17:00, and the main Municipality building closes earlier, at 15:30. Sharjah Municipality publishes both on its timings page, with a separate set of hours used during Ramadan. The difference matters: the rental counter stays open ninety minutes later than the main building, so a late-afternoon trip works at one address and not the other.
The published hours for each counter, in normal periods and during Ramadan, are set out below.
Which service centres can attest a Sharjah tenancy contract?
Sharjah Municipality lists eleven private service centres that can attest a tenancy contract, plus its own Rental Regulation counter. The named centres are Number One Center, Saif Business Services Center, Information Center, Al Saqr Businessmen Services Center, Sharjah Investors Services Center (SAEED), Businessmen Happiness Services Center, Speed & Accuracy Businessmen Services, Al Rolla Businessmen Services Center, Tasareeh Businessmen Services Center, Injazat Services Center and Tawjeeh Center.
Renewals have one extra option. The renewal service lists a thirteenth location that the new-contract service does not: the Main Municipality Building, Northern Hall, in the Al Musalla area. A tenant renewing can use it; a tenant attesting a brand-new contract cannot.
What do you need to bring to attest a tenancy contract in Sharjah?
Renewing needs one document. Attesting a new contract needs a folder. Sharjah Municipality's renewal service lists a single requirement — "a copy of the previous contract or receipt of the electricity bill" — while the new-contract service sets out six document lists by lease type.
Four items head every new-contract list: the owner's title deed, the land map where the land was granted, the owner's Emirates ID, and the agency document plus the agent's ID where an agent acts. The title deed requirement is why a tenant cannot walk in and attest a lease alone — the paperwork starts with the landlord.
After that the lists diverge by lease type. Family housing adds the tenant's ID, the wife's ID and residence, and a marriage certificate where her residence is sponsored by someone other than the husband. Single-occupancy housing adds every resident's passport and residence. Staff accommodation adds the company's trade licence and a letter naming the employees it will house. Workers' housing adds a Ministry of Labour disclosure, the building permit and a completion certificate. Commercial leases add an approved trade name and a technical evaluation; investment leases add the real-estate office's licence.
✓ The landlord's title deed, or the deed number and date written into the contract
✓ The owner's Emirates ID, and the agency paper plus agent's ID if an agent is acting
✓ Your own Emirates ID, and your spouse's ID and residence for family housing
✓ The Sewa account number for the unit, which the Municipality uses to find the rental file
✓ For a renewal only: the previous contract or an electricity bill receipt, and nothing else
Can you attest a Sharjah tenancy contract online?
Attesting and renewing a Sharjah tenancy contract can both be done online, and the Municipality names four channels for each: in person, the website, the Aqari platform, and the service centres. Both services are marked as immediate, and both hand over a real document at the end — a certified contract for a new lease, a renewed agreement for a renewal.
Read the "available online" label carefully, though, because the Municipality applies it to everything. Every lease service in the catalogue is flagged as online, including three that hand over nothing at all. The field that actually distinguishes them is the delivery line, and it exists only in Arabic.
What each lease service delivers, and through which channels, is set out below.
The clearance certificate is the one errand the private centres cannot run for you. Everything else on that list can be done without entering Industrial Area 5 at all. The Municipality's own lookup page asks for either a Sewa number or a tenancy number, which is why the electricity account is worth having to hand before you start. For getting a copy of a contract already registered, see our guide to downloading a Sharjah tenancy contract.
Which Sharjah Municipality phone number do you need?
Call 06 593 1535 for the contracts section. Sharjah Municipality publishes that number twice over — against both the issue and renew services in its service catalogue, and on the Rental Regulation department page, where it appears labelled as the contracts section line. For an attestation question, a document question or an hours question, that is the number.
Two other numbers circulate and neither reaches the contracts counter. The same department page publishes 06 593 1676 for the rental disputes and enforcement centre, which handles disagreements rather than paperwork. The Municipality's timings page shows 06 562 3333 against the rental rows, but prints the identical number against parks, parking and the slaughterhouse, so treat it as the general switchboard.
Worth knowing before you dial: the NOC service publishes no phone number at all, and the electricity-account lookup lists its contact simply as "the website". For those two, the counter or the portal is the only route.
Why is online information about this department so often wrong?
Because Sharjah Municipality's older web portal is decaying while still answering normally, and the pages that quote it inherit the rot. The service guide PDF for this very department was last modified in March 2017. The portal's English home page returns a server error. One live row on the timings page has the address "Test" sitting in production.
The catalogue itself is not immune. The link the Municipality publishes for its own leases NOC service returns a 404. A search for the department's own published service-group name returns "no data found" while still reporting success, so a tool checking only the response code would record that as a working lookup.
The deeper problem is language. Department, section and delivery-mode are published in Arabic only, with no English equivalents anywhere in the catalogue. An English-speaking reader cannot see which services hand over a document and which are only a screen, because the field that says so has no English version. Every page that describes this department in English is working from a partial record, which is exactly why they disagree with each other.
Key takeaways
Go to the Rental Regulation Administration Building in Industrial Area 5, between 07:30 and 17:00, having called 06 593 1535 to confirm the day. Carry the landlord's title deed and ID, the agency paper if an agent is involved, your own Emirates ID and the unit's Sewa number. If you are renewing rather than starting fresh, the previous contract or an electricity bill receipt is the only document the Municipality asks for.
Better still, do not go at all. Eleven private service centres handle the same attestation, the website and the Aqari platform handle it too, and only the clearance certificate genuinely requires the counter or the portal. The queue is optional for almost everything this department does.
Once the paperwork is stamped, the flat still has to be emptied, cleaned and moved. TaskRight is a verified, zero-commission home services platform in the UAE, so the movers and cleaners you reach in Sharjah are checked, you compare real quotes from several of them for free, and every dirham you pay goes to the person doing the work.

Frequently asked questions about the Sharjah Municipality tenancy contract department
Where is the Sharjah Municipality tenancy contract department?
The Sharjah Municipality tenancy contract department is the Rental Regulation Administration, located in the Rental Regulation Administration Building in Industrial Area 5, Sharjah. No street number or PO box is published. The section that stamps contracts is named in the Municipality's catalogue as the Leasing Contract Attestation Section, reachable on 06 593 1535.
What are the Sharjah Municipality tenancy department opening hours?
Sharjah Municipality publishes the Industrial Area 5 rental counter as open 07:30 to 17:00, and the main Municipality building as open 07:30 to 15:30. During Ramadan the two run 09:00 to 17:00 and 09:00 to 14:00. The Municipality does not publish which days the counters open, so call ahead.
How much is a Sharjah Municipality tenancy contract?
Sharjah charges attestation as a percentage of the annual rent with a minimum fee, varying by whether the lease is residential, commercial or investment, plus small fixed research and collection charges and a per-year contract-document fee. Our guide to the Sharjah tenancy contract sets out the full schedule with worked examples.
Can you check a Sharjah Municipality tenancy contract online?
Sharjah Municipality's tenancy lookup accepts either a Sewa number or a tenancy contract number, and returns your contract data on screen. The service is free and immediate, but its published delivery mode is an inquiry screen only, so checking a contract online does not produce a document you can download or keep.
What do you bring to renew a tenancy contract in Sharjah?
Renewing a Sharjah tenancy contract needs one document: a copy of the previous contract, or a receipt for the electricity bill. Sharjah Municipality's renewal service lists nothing else for individuals or businesses, which makes renewal dramatically lighter than attesting a new lease, where the requirements run to six separate document lists.
Do you have to go to the Municipality in person in Sharjah?
Attesting and renewing a Sharjah lease can be done at eleven private service centres, on the Municipality website or through the Aqari platform, so the counter is optional. The one exception is the leases clearance certificate, which Sharjah Municipality offers in person or on its website only, and not through any service centre.
