SEWA sets the security deposit on a new Sharjah connection from your estimated consumption, not from a published price list, which is why no fixed figure exists for a studio or a 2 BHK. SEWA then bills electricity from 23 fils per kWh and water from 3.5 fils per gallon, plus 5% VAT.
You have the keys. The tenancy contract is attested. The flat is dark, the taps are dry, and the one question you need answered before you can budget the move is the one nobody will answer straight: how much does SEWA want up front? Search it and you get a tidy table of dirhams by bedroom count, repeated across a dozen property blogs, every one of them confident and none of them sourced. Some of those numbers are not even Sharjah's — they are Dubai's, lifted from DEWA and filed under a Sharjah heading. Budget from the wrong emirate's utility and you will be short by thousands on the week you can least afford it.
So here is the Sharjah move-in, built only from figures that are either published by the authority itself or attributed to a named SEWA official on the record, with a date attached. Where no such figure exists, this guide says so instead of inventing one.
How much is the SEWA deposit in Sharjah?
The SEWA deposit is calculated from the consumption the authority expects your premises to draw. Sharjah Electricity, Water and Gas Authority's then Deputy Director-General, Ebrahim Rashid Al Deemas, described the method to Gulf News on 15 September 2018: new customers "will pay a deposit according to their utilities consumption", estimated from the property's load. His example was mechanical: "the electricity consumption for air conditioners is known and for bulbs it's 100 watts, so we can make estimates."
In the same report, notices Sharjah residents had received ranged from AED 3,000 to AED 4,500, and Al Deemas confirmed the revised system applies only to new customers — people who had never used SEWA or held no previous Sharjah rental contract. Eleven years earlier, SEWA spokesperson Abdul Rahman Al Salman told Khaleej Times that top-up notices went to residents whose dues had exceeded the AED 1,000 deposit then held, asking them to raise it to AED 3,000 within ten days.

How much is the SEWA deposit for a 2 BHK?
Bedroom count is not an input SEWA uses. A fixed ladder of deposits by unit type — studio, one bedroom, two bedroom, villa — circulates widely on UAE property portals and utility blogs, and it appears on no SEWA page and in no report attributed to a SEWA official. For that reason the ladder is not reproduced here.
What the published method does turn on is connected load. A two-bedroom flat with two split units and a water heater draws a predictable amount, and a two-bedroom flat in an older Al Nahda building with three units running against single-glazed windows draws more. Two neighbours on the same floor can therefore be quoted different deposits, which is exactly what you would expect from an estimate and exactly what a bedroom table cannot explain.
Why do Sharjah move-in guides quote Dubai's numbers?
Because the Dubai figures are published and the Sharjah ones are not, and a page that needs an answer takes the one it can find. DEWA states a flat residential deposit of AED 2,000 and a villa deposit of AED 4,000 in Dubai, with activation charges on top. Both amounts are real, both are easy to cite, and both belong to a different emirate and a different authority.
Two readings of the Sharjah deposit results on 8 October 2026, taken about an hour apart, shared almost no organic results at all. The first returned a page-one page answering the Sharjah question with exactly those DEWA amounts. The second returned Malaysian rental listings, a Nepali bank notice and an Indian rental portal, because sewa also means rent in Malay and names organisations across South Asia. Google's own AI summary gave a deposit ladder by bedroom sourced to property portals and, in the same answer, cited a trade report that SEWA calculates deposits on consumption, without reconciling the two. Dubai runs a published schedule and Sharjah runs an estimate, and the two cannot be substituted.
How do you apply for a new SEWA connection?
New connections in Sharjah are an online application, and SEWA says so in its own words. The authority's e-Services portal documentation states that "users can complete the entire new connection process without the need to visit any SEWA office physically", and goes further: "offline applications or manual submissions at service centers are not supported for these services." Walking into a customer happiness centre with a folder of papers is no longer the route.
The sequence below is the move-in path as SEWA's two portals present it, with the step that most often stalls an application marked.
- Get the tenancy contract attested first — Sharjah Municipality keys the lease record to the SEWA account, so the two are one chain.
- Register on the SEWA customer portal at eservice.sewa.gov.ae, or sign in to the owners and tenants portal at eservices.sewa.gov.ae, where the account types include Owner, Tenant, RealEstate and Government.
- Raise a Move In service request — the portal handles an existing SEWA customer and a brand-new customer through the same request type.
- Identify the premises. SEWA's own premise lookup asks for the electricity meter number, the SEWA account number or the contract account, plus the city, and its city list runs Sharjah Main City, Hamriyah, Dhaid, Khorfakkan, Kalba, Madam, Malihah, Batayih and Dibba Al Hesn.
- Upload the documents and verify by one-time passcode, then track the request by its request ID in the portal rather than by phone.
- Pay the deposit SEWA quotes against your premises. Until that is settled, the supply stays off.
SEWA's enquiry line is 600 566665 and its emergency number is 991, both published on every page of sewa.gov.ae. Where a landlord still holds the account, the transfer must come from their side of the portal.
How long does it take for SEWA to activate?
SEWA publishes no activation time, and that absence is worth knowing before you book movers around a date. The authority's Customer Service Charter commits to "timely, multi-channel support for your convenience whenever possible" and to "accurate information and efficient service processes", and names no number of hours or days anywhere in the document. The e-Services pages promise "faster processing and approvals" and "real-time tracking of application status", again without a published target.
Every figure circulating online for SEWA activation time — same-day, three hours, seven working days — traces to a commercial blog rather than to the authority, so none of them appears in this guide as a commitment. What you can do is make the clock visible: a request raised in the portal carries a request ID, the portal shows its status, and the charter asks you in return to provide "all required documents and proof at the time of submitting your applications". An application missing one upload waits for you, not for SEWA.
What will your first SEWA bill be in Sharjah?
Sharjah electricity and water are priced in rising monthly bands, with a flat surcharge applied to every unit and VAT on the lot. The rates in the table below were read from the tariff engine behind SEWA's own Energy Calculator on 8 October 2026, band by band.
Bands are marginal, not a single rate applied to the whole bill. A month at 2,000 kWh is charged entirely at 23 fils, giving AED 460 of energy; a month at 2,001 kWh costs AED 460.28, because only the extra unit moves up to 28 fils. What does SEWA's own bill calculator leave out?
SEWA's Energy Calculator totals electricity energy, water energy, the two surcharges and 5% VAT. One charge that reaches your bill is not in that total. The Sharjah Executive Council, chaired by Sheikh Sultan bin Mohammed bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah, introduced a sewage management service fee of 1.5 fils per gallon of water consumption onto the SEWA bill with effect from 1 April 2025, as reported by Gulf News on 11 February 2025, with Emirati citizens exempt.
On the 5,000-gallon month above, 1.5 fils a gallon adds AED 75 before VAT — close to a tenth of the whole bill, and absent from the authority's own estimate. A second quirk is worth knowing: the calculator offers Residential, Commercial, Industrial and Agriculture as customer types, and the tariff engine behind it applies the same bands whichever one is selected. Read its output as the residential figure and confirm non-residential rates with SEWA directly.
Is a SEWA deposit refundable?
A SEWA deposit is security against unpaid consumption, and the clearest evidence of that is how the authority has used it. SEWA's own spokesperson explained the 2007 top-up notices as having gone to residents whose dues had exceeded the AED 1,000 deposit held against their accounts. A sum held against your dues is settled against your dues, which means what comes back at move-out is the deposit less whatever the final bill leaves outstanding.
Three practical consequences follow. Leave the account open after you hand the keys back and the meter keeps running against your deposit. Let the final reading go unverified and you are arguing about a bill you cannot evidence. And because Sharjah Municipality ties the lease record to the SEWA account number, closing the utility and closing the tenancy are one process rather than two — the clearance you need to end the contract comes off the back of a settled SEWA account.
None of SEWA's published service pages states a refund timeframe, so ask for it in writing when you raise the closure request and keep the request ID.
