One step comes before all of those, and tenants never hear about it: the landlord must have registered the property on Tasdeeq first. Property registration is a separate, free service with its own document list — title deed, land plan, completion certificate, identity document and an Ajman Sewerage account number — and carries a published one-business-day approval. A landlord who has never registered the unit cannot attest your contract today, whatever was promised on the phone.
What is Tasdeeq and why is registration mandatory?
Tasdeeq is the Emirate of Ajman's electronic system for attesting lease contracts, operated by the Lease Regulation Department of the Municipality and Planning Department. Dubai calls its register Ejari and Abu Dhabi calls its register Tawtheeq; Ajman calls the attestation itself Tasdeeq, which is Arabic for ratification.
The system was launched by an administrative resolution of H.H. Sheikh Rashid Al Nuaimi, Chairman of the Municipality and Planning Department in Ajman, issued after two Amiri Decrees — one amending the real estate rent law in the emirate, one covering the registration of real estate units and the mechanisms for paying drainage fees. Both decrees are published on Tasdeeq's own laws and legislations page, and the same reform reconstituted the emirate's rental disputes committee.
Registration is not optional. The Official Portal of the UAE Government states plainly that lease agreements between landlords and tenants must be registered by the respective authority in each emirate. An unattested Ajman contract is a private piece of paper: it has not been seen by the department that regulates leases, and the protections built around attestation have not been switched on for it.

What does Tasdeeq cost for a commercial or investment lease?

Cancellation is the genuinely surprising one: the Tasdeeq service sheet states there are no fees on the cancellation of lease contracts, residential, commercial or investment. The published requirements are a letter from both parties confirming the cancellation, a request from the lease contracts division, two copies of the contract being cancelled, identity documents for the people concerned, a clearance certificate from Ajman Sewerage Company, and a clearance certificate from the Electricity and Water Authority.
Read that list as a tenant and the protection becomes obvious. A letter from both parties is required, which means your landlord cannot quietly cancel a registered Ajman tenancy contract without you. The two utility clearances are also the reason to settle final bills early — an unpaid sewerage or electricity account stalls the cancellation, and a lease that will not cancel is a lease the next tenant cannot register against the same unit.
How does Tasdeeq compare with Ejari in Dubai and Tawtheeq in Abu Dhabi?
Each emirate runs its own tenancy register, with its own authority, its own filer and its own fee basis. The differences that actually reach a tenant's wallet are set out below.
The consequence of that bottom row is that Ajman is the only one of the three where registration cost scales with how expensive your home is.
